At Hang My Hat, we offer a range of services to take the stress and hassle out of letting your Northumberland holiday cottage and maximise your property income.  

As an independent, family run company, we foster close relationships with all our property owners, providing a highly personalised service, tailored exactly to individual needs.  So whether you require us to simply take bookings for you; provide a fully managed service where we do all the hard work, or somewhere in-between, we would love to work with you to identify the level of service that best suits your needs and generate many delighted guests, again and again!

Enquiries & Bookings

We will provide the first point of contact for your guests; your property will feature on our website, we will take bookings - automatically emailing you with details - and answer initial enquiries.   

Marketing

If you choose the marketing element of our services, we will organise for professional photographs to be taken of your property, if required.  A dedicated website page will be created with details, prices, availability and photographs for you to review before it is published.  Your property details will be added to a number of booking portals, including, but not limited to; Airbnb, Trip Advisor, Owners Direct and Booking.com

Your property will be promoted on all our popular social media channels and included in our annual newsletter. We will talk to potential visitors about your property and you will automatically receive an email when we have taken a booking.

Housekeeping

We can arrange everything relating to the cleaning of your property, before and after guests.  We will also make sure that the property is kept stocked up with cleaning materials and any other incidentals such as light bulbs, toilet rolls etc.  

We will arrange for all linen to be laundered between guests, including sheets, pillowcases, duvet covers, towels, bathmats and tea towels.  

We recommend a 6 monthly deep clean of your property which we can arrange.

A welcome pack will be provided on arrival for guests including: bread, eggs, milk, butter, tea, coffee, sugar and biscuits.

Meet & Greet

We love to get to know all our guests at Hang My Hat and can offer a meet and greet service for new arrivals. It is always nice to put a face to a name and we find that this encourages guests to communicate with us during their stay, should they need any help or support.

Inventory Management

We can provide regular or one off full property inventories, completed by an experienced team member.  Save valuable time and protect your belongings with this highly recommended service.   

Maintenance

We can take care of all of the maintenance jobs - large or small - that your property may need during its life as a holiday let,  From window cleaning to garden maintenance, chimney sweeping, plumbing and electrics; we will get the work done at the best possible price for you. We will also arrange for any emergency repairs where required.  If you have any preferred contractors or maintenance contracts running (e.g. gas service contracts, regular plumbers etc) then we would contact them in the first instance.  We also have a list of trusted, preferred tradesmen we will use in all other cases.   

Legal Compliance

Your property needs to meet a number of compliances to operate legally and safely as a holiday let such as a Gas Safety Certificate and smoke and CO2 alarms.  We can arrange for this work to be done, check and file the relevant paperwork safely for you and send reminders when testing or certification runs out.  We can also arrange additional services for your added peace of mind, such as boiler servicing, electrical safety testing, PAT testing and fire safety testing ,  (If you have a private water supply, you will need to arrange for this to be tested by the local authority – we cannot do this for you as the council need to deal with the homeowner.)

Reporting

Whatever level of service you choose from us at Hang My Hat, you will receive a monthly update from us, detailing the work we have done for you in the previous month.  All your bookings, maintenance updates, guest feedback and general issues will be reported back to you to keep you fully updated on your property.  

Set Up Service

If you're new to holiday lettings, we can offer you a set-up service to get your property ready to let.  This includes creating a detailed and professional welcome pack, ensuring your legal compliance and completing a deep clean on your property.
